Ken Bradshaw has over 20 years experience in restoration and  renovation of both commercial and home renovations. Ken can be found in most areas of the city and the most recent Asbestos removal was in Port Coquitlam.

“Homes built prior to 1990 can contain an invisible hazard: asbestos. This video walks you through an older home, identifying the most common places asbestos is found and highlighting the importance of proper testing and removal.”

What is asbestos?

“Asbestos is a naturally occurring fibrous material that was a popular building material from the 1950s to 1990s. It was used extensively because it is an insulator, has good fire protection properties, has tensile strength, and is resistant to chemical erosion.

Unfortunately, it’s hard to know if you’re working with asbestos because it is often mixed with other materials. However, if you work in a building built before 1990, it’s likely that at least some parts of the building will contain asbestos.”

Can You Identify Asbestos in the Home

You will be unable to identify materials containing asbestos in the house by only looking at it. In rare cases the materials will have a label identifying asbestos in the material so you have to conduct an ocular inspection. In order to truly find out if there is asbestos present in the house, you will need the help of a qualified professional. The first thing the profession will do is take samples of the material, have it analized to determine if it is positive for asbestos fibers.

Even if there is asbestos in your house, it does not mean absolute that it is a current health risk. If asbestos containing material is disturbed, damaged or in bad condition is when you should think about or removing it from your house.

Some Areas In The Home Where Asbestos Might be Found:

You must surely understand that a new coat of paint can restore and revitalize any room in your home. Paint is known as a very affordable way to change the look of a room. The most interesting part about interior painting is that practically anyone can do it. You will just need patience, the right equipment and  a bit of know-how.

Painting Supplies – House Painters Port Coquitlam

Your supply needs may vary depending upon the type of room that you are painting and the kind of paint that you are choosing, none the less here is  here is a basic list to get you started:

After you have chosen  a color,  you will also have to pick a finish. The finish will determine how glossy the paint is going to be after it has been applied. Your choices will consist of  flat, satin, eggshell, gloss, and semi-gloss. The flat finish is harder to wipe clean and is best used  in low traffic areas that does not easily  attract dirt. The other finishes, satin, eggshell, and semi-gloss  are easier to  clean and consequently can be used almost anywhere. Gloss finish on the other hand is shiny and is best used in small areas such as trim or molding.

Good quality  paint rollers &  brushes are necessary tools and will make your job go a lot smoother. Choose a roller that has a good nap to it and you will find you can paint an entire room with it. Everybody seems to have their own preference however when it comes to brushes.  A couple of pointers brushes; small angle brushes work well  on trim and corners and a three inch flat brush or even a paint pad works for the areas where a paint roller can not reach.

Choose a step ladder with a wide base or a flared bottom this should help assure your safety on the ladder.

Painting Tips

The most important thing you can do while you are painting is to take your time. Steady as she goes start moving too fast and the paint job could get a little sloppy. The pre-paint prep work is very importand and you will find the painting project will go much smoother if you properly prepare prior to painting. These tips may be helpfull:

– Organizing all of your supplies before you start painting and sure that you have what you need.
– Move your furniture or protect it by covering it up.
– Use low-tack masking tape on the baseboards and trim. Take the tape off  before the paint dries.
– Be sure to paint walls before the  trim or woodwork.

Port Coquitlam Home Basement Renovations

The basement area in many homes is often a  neglected  space and is left unfinished and unlivable. If you have been putting off working on your basement, you may want to reconsider the opportunities in reclaiming this space. Take a moment and think about the potential that is just below the main floor of your home.  Just think about the extra space that finishing off your basement would provide your family and then think about the new lifestyle changes that could be realized. In today’s Real Estate market the addition of useable comfortable living space will surely pay for itself. If you are not selling in the near future you will have at least expanded your own personal space and added to the quality of lifestyle that Port Coquitlam Home Basement Renovations can help you with.

Where Do You Start?

Before beginning any basement renovations, it is necessary to inspect for water issues or foundation damage. Check the foundations floors  foundation walls, and walk around the foundation from the outside and make sure the exterior of the foundation is Ok. Check downspouts and gutters for dirt build up and make sure the water is flowing properly away from the house to keep water away from the basement. If you suspect a water or dampness problem in the basement it is really a good idea to call in Port Coquitlam Home Basement Renovation expert and have the situation reviewed. Can you imagine putting in a nice finished basement and then have it flood a short time after?

Make a plan both for the purpose of budgets but also for the requirements for servicing of the mechanical. The plumbing, insulation, waterproofing, air circulation heating and lighting should be given top priority. You may find it necessary to break up concrete for a bathroom, put in an exit door, or maybe a window. It may be necessary to install a drop ceiling if you will need access to
these systems in the future. Are you putting in a fireplace or is baseboard heating to supply the cozy warmth to your new room?

Spending the time to think through your needs and drafting a plan should be your mandatory first step. The first question that comes to mind is why are we finishing off the basment space?

Decide on use of the Finished Space

Things are simpler if you just want a family room, a place for your new billiard table or maybe even your very own office space. It is the era of large entertainment devices so maybe your dream is a new home theater. If your idea is more of an entertainment room for the family it is an easier concept to renovate on. However if you are thinking about rental revenue from a basement suite you are heading down a different path.

Building a suite will very well require plumbing, electrical, framing, finishing, and even design expertise that may even involve concrete construction. Putting in a suite will require a lot of planning to properly convert a basement into a rentable  suite. The first thing to do is figure out if it putting in a suite is a doable thing. If the suite is not practical you will want to know ahead of time before you invest in supplies and time.

If you are thinking about putting in a suite Go to your municipality and check the rules and regulations on turning a basement into a rental unit. Every municipality is different; some allow it, some don’t, and each one might have a different set of requirements for how they want it to be done properly. If a suite is on your radar make sure you visit the municipality your self. You really want to have a heads up if you are going to take this journey.

What ever your thinking it is always a good idea to get quotes and ideas from your local Port Coquitlam Home Basement professionals. Sometimes the cost of having it done right is less expensive then doing yourself and a local supplier is only a phone call away.

While you are thinking of Port Coquitlam Home Renovations or Home Repairs Total Home Services also provides the following services, in all areas of the Lower Mainland including Vancouver, North Vancouver, Burnaby, Maple Ridge, Coquitlam, New Westminster, Delta, Surrey, Langley and many of the outlying areas.

Total Home Services is well known as the “One Stop Shop” for all your home repairs and renovations, Ken has over 20 years experience, Furnace & Duct Cleaning is one of many services offered by Ken and his Company.

  1. A Certified member of the Institute of Inspection Cleaning and     Restoration
  2. A member of the Carpet Cleaners Institute of North America
  3. A member of  The World Floor Covering Association and he holds a WRT Certification
  4.  Long time member in good standing with the “BBB”

We usually think of having our air ducts cleaned to get rid of the accumulation of dust, but rarely do we think of the following items as being further consideration for getting the furnace  &  duct cleaning done.

Other Considerations for Furnace & Duct Cleaning:

1. skin cells that have been shedded
2. parts of insects
3. dust and dirt
5. mould
6. dust mites
7. rodant droppings,
8. bacteria or possibly viruses

Duct  cleaning should also be done to get rid of other environmental contaminants  like paint dust or fibers from carpet.

When contaminants such as these are breathed in they can’t be good for your health. This may be especially true if anyone  living in the house is sensitive because of asthma, allergies or other type of respiratory problems.

Dirty Air Duct

Furnace & Duct Cleaning Does Make a Difference!

A good duct cleaning in your home will give you fresher, cleaner air and cut down on the amount time you spend dusting furniture. An effective duct and furnace cleaning will remove the build up of contaminants from your duct and furnace system.

It is important that all parts of the central air system including the filter and blower are cleaned and that the complete system is treated with a sanitizing solution to stop or slow the growth of bacteria, allergens, bacteria and mold.

This cleans the system and keeps the air in your home, cleaner and healthier. Furnace and duct cleaning professionals recommend maintenance services every year or so depending on your circumstances.

More frequent air duct and furnace cleaning should be considered if:

1) smokers live and smoke in the house
2) If there are pets in the house that like to shed
3) If there has recently been some home renovations
4) there are a few occupants in the home
5) If the cold air returns are on the floors rather than the walls
6) The house is new construction, or you are moving into a new home.

It should also be mentioned that your furnace will work less and be more efficient when it is working and performaing at its best. So there is also an economy to keeping the your forced air system working at its best.

Total Home services also provides, water damage repair, home renovations, fence repair. basement renovations, mould removal and pretty much anything that has to do with home repair and home maintenance. Call Ken today at 604-808-7039

 Bathroom Mould

Bathroom Mould needs moisture to grow. Can you think of a better place than a bathroom to harvest a good crop of bathroom mould. A bathroom is always humid and more often then not we don’t pay attention to humidity levels in the bathroom until it is too late.

Tell tale signs of bathroom problems are visual patches of mould on grout, ceilings, wall and tub corners. Quite often the home owner will attack these problem areas with bleach. The danger of doing this  is the  rubbing may release more spores into the air and spread  spores to other areas of the home.

If you want to prevent bathroom mould  make sure you have good ventilation and leave the bathroom windows and doors open when the bathroom is not in use.  It is also a good idea not to allow pooling of water or standing water stay for long as you want to keep your bathroom floor and bathroom wall tiles as dry as possible.

In order to kill bathroom mould and get rid of the spores you will have to be diligent about cleaning the affected areas of bathroom mould growth. Bathroom mould and mildew will involve minimizing the moisture in the bathroom area or making use of an encapsulation procedure.

This encapsulation procedure will stop harmful black mould from growing. Use all-natural cleaning items that have the ability to remove mould and also prevent the it  from returning. Mould and mildew killers are great to use in the bathroom but be sure the organic product is strong enough to get the job done. The attempt is to find a surface mould killer and protect against future growth in the bathroom area.

Black Mould

Be Diligent About getting rid of Black Bathroom Mould

Poor ventilation, standing or pooling water and possible plumbing leaks left unattended will all contribute to create a growth environment for bathroom mould. Bathroom Mould can be a health risk for some people. If you suspect a mould problem that is out of control it should be addressed by a professional.

This post is pointing out the health problems related to Bathroom Mould. It should be noted that homes with water damage in basements and crawl spaces are also very prone to Black Mould. If you have an area  that has been subject to conditions that encourage mould growth it may be an idea to have it checked out.

Bathroom Renovations

No doubt about it.  People are spending more time in the bathroom today.  bathroom renovationsIt’s not a supporting player anymore.  The old ‘necessary room’ has become a popular star in it’s own right.

There’s just something magical about it.  More and more the bathroom is become a place where family members retreat to not just for the necessity of bathing and grooming but also more extensive grooming, storage and just to luxuriate in style and privacy. You can see why Bathroom Renovations are all the rage.

There was a time when ultra comfortable bathrooms were the domain only of the rich, but today well planned bathroom renovations are found in homes of all sizes and price points.  Current estimates suggest that people upgrade or renovate their bathrooms approximately every 18 years.

In fact, recent industry data tells us that bathroom renovations still rank in the top five of home remodeling projects (just ahead of kitchen renovations).

Remodeling a bathroom will take some planning.  Because sometimes bathrooms are a little smaller, you have to be careful that ample thought goes into any changes you make.

Bathroom Renovations Who does the work?

Some bathroom renovations can be done by the homeowner if they have the skills and tools.  Other, more extensive and complex bathroom renovation jobs require professional tradesmen.  If significant design work is involved it’s also possible to employ your designer or architect to supervise the job but expect to pay a fee for this service.

Probably your best bet nowadays, because home remodeling has become a pretty mature industry is to find one of the professional, well establish remodeling contractors who provide full service from design to completion.  In the long run, when you add in the value of your time and peace-of-mind in knowing it’ll be done right……you’re probably better of doing it this way.

OK…but what are some of the more exciting trends in bathroom design today?

Here’s a few quick, easy inexpensive things you can probably do yourself:

New lighting fixtures are very inexpensive and look like they’re worth a lot more than they usually cost.  Mirrors are also easy to install. Relatively inexpensive and add a whole new dimension to your bathroom.

And similarly, modular flooring squares are readily available in a wide variety of styles and make a dramatic change in the overall appearance of the bathroom.

New handles, hardware, sinks, tubs and the exciting new ‘rain shower head’ are not difficult to put in if you’re handy with basic tools.

Other jobs however, although very functional and attractive, are a little harder for a do-it-yourselfer.  You’ll probably need to hire somebody to enjoy these kinds of bathroom renovations.

People are adding additional storage space (i.e. shelves, niches, cabinets, etc.), enlarging windows, adding spas and steam rooms, skylights, floor drains (long a very popular and common item in foreign countries), and newer, better ventilation.

Another interesting trend is that people are giving the commode a space of it’s own by either walling it off  or even putting it in it’s own small room.  This of course opens the bathroom up to even more ‘dual usage’.

Possibly the most jazzy thing going on in bathroom remodeling is that it’s getting hi-tech.  Toilets are going very ‘Star-Trek’ lately..with all kinds of electronic functions.  Also, bathrooms are getting wired for high quality sound…people like to boogie-in-the-bathroom and sing in the shower.

Bathroom renovation may cost a little but more and more people think it’s worth it.  Depending on the scope of the job, don’t expect the average job to be something you’ll do on a weekend.  The average bathroom renovation job will take a little time.  The good news is that it’ll create a whole new, positive aura around what’s already a very emotional experience.

If you are thinking of a bathroom Renovation and you need expert advice Call Ken at Total Home Services 604-808-7039. Ken makes the whole daunting process look easy!
