Four Port Coquitlam Home Repairs to pay attention to discussed here. Total Home Services can do pretty much all Repairs around your home and years of experience tells us that some home repairs around the house are more important than others. The four Port Coquitlam home repairs to keep your eye on are the following.

1. Making sure  your home is Able to move water away from the foundation properly.

If your downspouts are plugged and overflowing the overflow can damage the siding and cause pooling at the base of the home. You want to make sure your gutters are working the way they should and repair them if they are not working. At the same time you should check to see if you have a gravity sump in your yard, if you do check it and make sure it is not also clogged.

2. Mold and Mildew

Mold and mildew is not uncommon and it can be identified by dank air, a musty smell and you will visually see black mold spores growing in areas such as your bathroom ceilings.

Black Mold Repair

Black Mold Remediation

Mold left unchecked can be a little nasty and cause health issues such as asthma attacks and allergic reactions.

3. Leaky Roofs

If your roof is older check for missing shingles, cracked shingles and just make sure the shingles are in good shape and not leaking. It is also a good idea to check for flashings that are not holding us as well.

Checking the roof will assure water is not getting into the drywall and insulation as this will cause rot and decay and further damage to the interior of the house.

If your roof is in the 20 year vintage and made of asphalt you will want the roof to be inspected as it is probably on its last legs. If your roof is an asphalt roof and has only one layer of shingles, you may be able to go over top of those shingles and save some time and money on the overall project. You will want to work with a professional on this and make sure your roof can absorb the extra weight.

4. Foundation Repair

Generally speaking smaller foundation cracks can be repaired with an epoxy injection and this can be done from the inside of the home, so no need for digging up the lawn and garden. At the same time scope the drainage system, make sure it is clear of blockage and tree roots and as mentioned earlier check your sump to make sure it is clear and running properly.

As you can see the above four Port Coquitlam home repairs to pay attention to will reduce your headaches if they are looked after in a timely fashion. Each one of the above repairs if left unattended will cause you problems.

Water Damage

Ken Bradshaw of Total Home Services has been in the water and Fire Restoration business for over 20 years. Water damage can be a quick total surprise such as a broken pipe or it can be a slow drip over time that goes unnoticed and eventually causes wood and materials to rot or mold. Either way it may take a professional team to correct your water damage problem.

A few preventative measures could prevent thousands of Dollors worth of water damage repair. So heed the following.

Always make sure to shut the water off for any kitchen or bathroom improvements. You should always know where the water shutoff valve is, and turn it off when working near water pipes or a water supply to ensure that you do not create a flood of water. Making sure to do this can prevent unnecessary water damage. It is surprising the number of times we have seen a project go bad because the location of the shut off valve was not known or planned for by the owner.
Keep your water flowing during cold weather by adding heat wraps to water pipes located in crawlspaces or under mobile homes. Acting like electric blankets for your pipes, these special wraps use electricity to create just enough heat to prevent ice from forming in the pipes. Frozen pipes can burst or split, causing costly leaks and water damage. This can happen so quickly and it can be easy to prevent.
To save money on home maintenance, check all of your faucets and pipes for leaks and have them repaired quickly. Leaking faucets can waste quite a bit of water, costing you in higher bills. Also, pipes that are leaking within your walls or under your house can lead to serious water damage. Minor Bathroom renovations can turn to major Bathroom renovations if water has dripped or leaked behind the walls. This kind of gets us back to the mold and rot situation mentioned above.
Chimneys, gutters, and downspouts can often get overlooked during our  inspections to wintierize our homes. It is important to inspect these aspects of your home to make sure they are functioning properly and make any repairs necessary.

Your chimney can catch fire if not cleaned on a regular basis and gutters and downspouts can become clogged with debris, which can lead to water damage if not addressed. Fire and water damage are not a lot of fun and they can be costly and dangerous.

Nobody likes to even think of these things but if you find your self in this kind of a situation Call Ken Bradshaw of Total Home Services. Ken has over 20 years of experience in home fire and water restoration and he put this experience to work if you require renovations or repair around the home.

Home Improvement

Home improvement has been around for as long as there have been structures in which people have lived in. We all want our homes to be comfortable and look beautiful, and sometimes the only way to accomplish that is to do some updating. Updating a home does not always a huge investment and sometimes we overlook smaller prjocts that can pay big dividends and add street appeal to your home.

Home Improvement with Fences

A nice addition to any home is a nicely crafted fence. If your home is lacking a fence, you might decide it is time to build one. Fences look great in just about any home and can help raise the property value of your home. They are known to be a nice home improvement and usually do not cost an arm and a leg.  You can also feel a little more secure, as having a fence can help keep random strangers off your property.

Home Improvement with Decks

Painting and decks are the two outdoor home improvements which have a significant return on investment, so consider both when thinking of working on the outside of your house. A deck will provide you with an amazing place to entertain guests, or to relax on a steamy summer weekend with a cold drink.

If you are planning a home improvement that involves the exterior of your home by adding a deck, make sure to check on local laws and ordinances before putting out any money. Local codes can vary from city to city, and may affect the size and height of your deck, or how close you can put it to the property line.

With careful reasearch and planning, most people can do some home improvement with good results. It’s not always as easy as it looks though, and one should proceed with caution. It’s easy to get into a project and find it is much more costly and complicated than it looked in the beginning.

Home Improvements

Food for thought on home Improvements!

There is no place like home! Because you are in your home most of the time, the way your home looks can play an important role in how you feel. This is really true for people who work at home. Home improvements that increase your satisfaction and enjoyment of your home are an investment in your home value and your sense of well being. If you work from home can you imagine how a new Kitchen Renovation would feel?

Lots of times you can make your home more comfortable simply by fixing some of the more obvious flaws or by adding simple touches that create a homey feeling. By leaving these opportunities untouched, you are limiting the amount of enjoyment that comes from owning your home. Comfort is really important. It could be something as simple as replacing uncomfortable furniture, or having shelving moved to within reach. For the small jobs it is always a good idea to have a handyman a part of your team.

You should think about adding the extra room needed for storage. Keeping your home clean and organized can make a huge difference in the functionality of your home. Extra rooms are usually a home improvement that will give you a decent return on your investment.

Consider adding more entertainment features to your home. Sometimes people consider swimming pools, but that isn’t always practical; you may however consider workout spaces, hot tubs, outdoor kitchens and deck areas as desired alternatives. Of course, the increase in the property value is also a great incentive for adding these features and home improvements to your home. Great video testimonial an be found here.

If you frequently feel tired when you are inside your home, look carefully at your sources of lighting. Improper lighting can result in eye strain, which will make you feel grumpy and tired. Adding additional lighting or replacing existing fixtures is a quick and easy way to solve the problem and improve your home and mood.

Consider a change to the appearance of the exterior of your home. Your home’s exterior will benefit from a fresh coat of paint, new windows and doors or even a new roof. Curbside appeal is something that you will appreciate everyday. Sometimes painting alone is such a value added home improvement and it helps to preserve the wood and outside finish of the home.

A carefully selected home improvement project is an investment in your property; however, these projects are equally beneficial to your sense of well-being. Having a home you love makes time spent there so much more enjoyable.

How to Use Drywall!

Posted by: | Comments (0)

Drywall

Standard Drywall

Standard drywall is use for residential walls and ceilings.  It is available in a variety of sizes such as  ¼ ,3/8,1/2 and 5/8 inch thicknesses and  from 8 to 16  feet long. If wall studs are 16 inches on center they would be covered with a ½ inch drywall. Walls with studs 24 inches on center should be covered with 5/8 inch sheets.

Existing wall surfaces (including plaster) will be covered with a layer of ¼ or 3/8 inch drywall. Normally ceilings are covered with 5/8 inch sheets, but ½ inch sheets may be used if the joists are 16 inches on center.

Water-Resistant Drywall

W/R or Water-Resistant Drywall is the type of drywall used in bathrooms, laundry rooms, and areas where there may be high humidity. Water – Resistant Drywall comes with a green paper facing. This is done to  distinguish it from standard drywall.

Fire-Rated Drywall

Fire-Rated Drywall is used where codes require a specified fire rating.  Type X (5/8) inch thick) may often be used on residential ceilings. Fire–Rated Drywall may also be required in furnace rooms and garages.

Bathroom Renovations – Made Easy

Posted by: | Comments (0)

Bathroom Renovations

No doubt about it.  People are spending more time in the bathroom today.  bathroom renovationsIt’s not a supporting player anymore.  The old ‘necessary room’ has become a popular star in it’s own right.

There’s just something magical about it.  More and more the bathroom is become a place where family members retreat to not just for the necessity of bathing and grooming but also more extensive grooming, storage and just to luxuriate in style and privacy. You can see why Bathroom Renovations are all the rage.

There was a time when ultra comfortable bathrooms were the domain only of the rich, but today well planned bathroom renovations are found in homes of all sizes and price points.  Current estimates suggest that people upgrade or renovate their bathrooms approximately every 18 years.

In fact, recent industry data tells us that bathroom renovations still rank in the top five of home remodeling projects (just ahead of kitchen renovations).

Remodeling a bathroom will take some planning.  Because sometimes bathrooms are a little smaller, you have to be careful that ample thought goes into any changes you make.

Bathroom Renovations Who does the work?

Some bathroom renovations can be done by the homeowner if they have the skills and tools.  Other, more extensive and complex bathroom renovation jobs require professional tradesmen.  If significant design work is involved it’s also possible to employ your designer or architect to supervise the job but expect to pay a fee for this service.

Probably your best bet nowadays, because home remodeling has become a pretty mature industry is to find one of the professional, well establish remodeling contractors who provide full service from design to completion.  In the long run, when you add in the value of your time and peace-of-mind in knowing it’ll be done right……you’re probably better of doing it this way.

OK…but what are some of the more exciting trends in bathroom design today?

Here’s a few quick, easy inexpensive things you can probably do yourself:

New lighting fixtures are very inexpensive and look like they’re worth a lot more than they usually cost.  Mirrors are also easy to install. Relatively inexpensive and add a whole new dimension to your bathroom.

And similarly, modular flooring squares are readily available in a wide variety of styles and make a dramatic change in the overall appearance of the bathroom.

New handles, hardware, sinks, tubs and the exciting new ‘rain shower head’ are not difficult to put in if you’re handy with basic tools.

Other jobs however, although very functional and attractive, are a little harder for a do-it-yourselfer.  You’ll probably need to hire somebody to enjoy these kinds of bathroom renovations.

People are adding additional storage space (i.e. shelves, niches, cabinets, etc.), enlarging windows, adding spas and steam rooms, skylights, floor drains (long a very popular and common item in foreign countries), and newer, better ventilation.

Another interesting trend is that people are giving the commode a space of it’s own by either walling it off  or even putting it in it’s own small room.  This of course opens the bathroom up to even more ‘dual usage’.

Possibly the most jazzy thing going on in bathroom remodeling is that it’s getting hi-tech.  Toilets are going very ‘Star-Trek’ lately..with all kinds of electronic functions.  Also, bathrooms are getting wired for high quality sound…people like to boogie-in-the-bathroom and sing in the shower.

Bathroom renovation may cost a little but more and more people think it’s worth it.  Depending on the scope of the job, don’t expect the average job to be something you’ll do on a weekend.  The average bathroom renovation job will take a little time.  The good news is that it’ll create a whole new, positive aura around what’s already a very emotional experience.

If you are thinking of a bathroom Renovation and you need expert advice Call Ken at Total Home Services 604-808-7039. Ken makes the whole daunting process look easy!
